About General Contractors

It is difficult for people to look around in a business district or in a residential community without seeing the handiwork of general contractors. The construction of great office buildings, shopping centers, malls, strip malls, the streets, and highways that take people to them are made manifest due to the skills of contractors. When people say contractors, that includes general contractors as well as sub contractors. Because most buildings are built specifically to local building codes, the general contractor is the one held responsible for the overall job site being in compliance with proper building codes. Due to that fact, often jobs are awarded to local general contractors because of their familiarity with the workings of local inspection departments. Local general contractors may employ sub contractor from out of town to actually do the bulk of the work, but they are still responsible for the work done in every aspect.

Localities require contractors to be licensed in order to charge a fee for the work done in the public venue. All license are not the same. License are categorized by classes. There is a class "A" license, and a class "B" license. The class license possessed determines the level of work a contractor can perform. Along with the classification of license, the contractor must also be bonded or insured to cover the responsibility for the level of work they are qualified to perform. This insurance must be in place in case the contractor defaults on the work, or any portion of the work. The insurance is there to protect the customer from being left short of the planned finished product. Though contractors are allowed to advertise, the best advertisement they can have is a job will done, and the words of a satisfied customer.When sub contractors are working under generals, they do not have to show proof of bond or insurance, because they are covered under the generals coverage for work that is done. This can be deceiving to customers sometimes. The natural tendency is to go after the person that did the work, especially if they are a contactor also. Even if they are a contractor, the customer's contract or agreement is with the general. Therefore, being a general is a great responsibility in every way.
