At some point in their lives people find themselves searching for a local apartment to rent. Part of the challenge of the process is being educated about the options and the rules that go with the need to rent apartments. Those who are new to the process have no experience to draw on and those who have been out of the rental market for a while can find rules have changed. The first requirement one has when requiring a local apartment to rent is having an understanding of ones personal finances. While many dream of renting a luxury apartment, after a personal financial audit one may be closer to the market for cheap apartments. A potential renter should sit down and create a household budget that outlines all current expenses before adding in the new expenses of an apartment. Once that budget has been created, the person needs to examine what money is left available for rent or what needs to be removed from the current budget to make room for rental expenses. One can look at advertisements for cheap apartments or luxury apartments but ultimately one should not be paying more than a third of ones income for rent. Occasionally market situations can make this hard to achieve but over a third of ones income going to rent can make maintaining a budget challenging. At that point serious consideration may need to be given to alternate locations or potential roommate pairings to save on costs. When calculating the cost, renters should realize that rent itself is not generally all inclusive of the costs of a rental unit. While some luxury apartments include more amenities, there are often more charges that come with those amenities. Those who rent a furnished apartment often incur charges for the convenience of not having to provide the furnishings. Even those who opt for cheap apartments have to be clear with the landlord regarding requirements for utilities, garbage, and any additional obligations that may be included in the lease to keep the price low. When seeking to rent apartments, tenants have a variety of options for finding units. There are a number of free listing sites through newspapers and websites like Craigslist. Do realize that just because the listing is free to read, it does not mean the apartment does not have fees associated with it. Many landlords do have a standard policy of a charging a tenant the first months rent along with another full months rent for security. The security will be held until the lease is finished and the landlord signs off that the property has been returned in proper condition. However, depending on the supply and demand situation in the area some landlords charge additional fees that can be up to a full months rent for a finders fee. Sometimes this goes to a real estate agent and sometimes directly to the landlord to cover the cost of background checks. For this reason some renters do start with using one of the many local apartments for rent professional options as part of a search. Since many landlords are going to charge a fee, some renters feel they should get the most for their cost.
